Iain Skinner has a wealth of experience in rural planning and valuations.

He studied estate management, rural enterprise and land management and qualified as a Chartered Surveyor in 1995. Before setting up Skinner Holden he worked for a range of organisations including Forestry England, the Ministry of Defence (Defence Estates), Surrey County Council, rural chartered surveyors and rural planning consultancies.

Iain has negotiated leases, and assisted with planning permission, on the first woodland burial site and first new Forest Holidays site on the Forest Enterprise estate. He also provided the planning and estates support to the teams creating new visitor facilities at Wendover Woods, Alice Holt Forest and Bedgebury Pinetum.

This wide experience means he is also well-versed in the delicate negotiations required for development within environmentally sensitive locations.

Skinner Holden Property Advisors is regulated by the Royal Institution of Chartered Surveyors.

Skinner Holden Property Advisors advises charities, government bodies, local authorities, developers, private individuals, companies and trusts.

The company was created by Iain Skinner after 25 years advising on rural development, valuations and managing estates across England, in both the public and private sector. Over the course of his career he has steered countless applications through the planning process, implemented complex land management plans, carried out widespread reviews of rents, saved buildings from demolition and saved businesses from closure through planning enforcement. He managed estates of up to 27,000ha, enabled rural businesses to successfully diversify and reviewed estates to identify opportunities for development and sale.

Iain now combines the commercial drive of the private sector with the Civil Service ethos of integrity, honesty, objectivity and impartiality and the RICS Code of Conduct. He uses the experience he gained while working for the largest rural landowners in the UK to help smaller organisations and individuals with their rural property issues.

Skinner Holden advises on all areas of rural planning.

Previous experience means Iain is particularly well-placed to offer unique insight into woodland and forestry matters, complex land management plans, public access, compulsory purchase, agricultural and tourism planning as well as rural valuations.

HOW WE WORK

We understand how important property investment is for you or your organisation and how decisions taken now may affect you for years to come.

Iain takes the time to understand your purposes and objectives. You may need your properties to provide a financial income or capital growth, whilst others are held to deliver the aims of an organisation. More often the aspirations of an estate are balanced with its financial requirements.

Rural property in particular, may have a range of issues which need to be taken account of. Our experience in these areas enables us to provide appropriate advice and, if neccessary, involve specialist consultants from our network.

I have had the pleasure of working with Iain on a complicated residential planning project in 2017. The way he went about his consultancy services was very professional and on point at all times. I would have no reticence of recomending Iain and look forward to working with him again very soon.
